How to Choose a Builder
Building a home is probably one of the largest investments you will make in your lifetime. For that reason, it is essential that you do your homework when selecting a builder. In addition to the suggestions given below, be sure to tap your family and friends as resources.
First determine the type of builder you would like to work with – custom or model home builders. Custom builders build a home to your exact specifications. Model home builders work from their models. Each requires a different level of involvement from the owner during the building process.
Look to the MBA website, other publications like the Milwaukee Journal Sentinel, visit model homes, etc. to narrow your search. Make sure you ask any potential builder if they are a member of the MBA.
Once you’ve contacted an MBA builder, ask to see a client list, not just references. Call at least three or four past clients and ask:
- Would they build with the builder again?
- Are they happy with their home?
- If they had problems, were they fixed promptly and properly?
- How was communication with the builder?
- Did the builder work with them in keeping things within budget?
- Were there any surprises during the process?
- How was the builder during the warranty period?
Evaluate how comfortable you are with the builder. If you don’t feel comfortable asking questions about other people’s experiences (there are always two sides to a story) you shouldn’t go any further. Compatibility is one of the most important factors in a successful building relationship.
Make sure the builder you feel compatible with offers a solid warranty, staying power and experience, and quality workmanship and materials. Ask the builder what their company does to stay abreast of all the changes in the industry.
Once you have selected your builder, a well written contract, specifications, warranty, change orders and plans are essential to limit potential disagreements. These items should provide a clear understanding of the scope of work, the materials to be used, the proposed time frame, and method of payment.
When you build with an MBA member, you are selecting a builder who adheres to the Construction Industry Standards and the Association’s code of ethics. To join the MBA, each builder must have satisfactory customer and subcontractor references. Each member also goes through a financial background check. New builder members are required to meet educational criteria to maintain their membership. The MBA provides a variety of educational opportunities to its members to keep them at the forefront of the industry. MBA membership also provides a great safety net for consumers because if a problem emerges you can consult the MBA and use its dispute resolution solutions.
